How to Stage your Home for Maximum Impact
When you list your Tyler TX real estate, do you know what buyers are looking for?
Armed with the proper information on staging your home, you can grab buyers when they enter your house and leave a lasting impression in their minds as a home they enjoyed seeing.
Start with the bare bones of the house. Is everything repaired? Don't leave any unfinished tasks or projects. You don't want to turn off buyers right away by letting them see all the things they have to do when they move in. You want to complete the jobs for them as the seller.
Once that is done, focus on paint. Time to paint over that bright blue boys room or the neon pink teenagers room. You need to appeal to a wide range of buyers, with or without kids. Make sure you don't have any red wall because although they are striking, most buyers don't like to see them in a home. Choose a paint that is neutral and simple but tasteful. White is not really the way to go as it leaves no impact and feels cold and impersonal. With a warm beige or latte color you can warm up a room and make it feel inviting.
Check your furnishings. Are they still from the 70's? Time for an upgrade and the best part is you can take it with you when you move. Put away and doilies on tables and chairs and make sure all personal pictures are removed. Keep the art simple and neutral appealing to a broad range of buyers.
Clear off the counters and tables but dress them for success. A simple vase of fresh flowers on the table or counter. Fresh fruit or vegetables in a bowl are a nice touch. And whenever possible use real plants and make sure they are not covered in dust. A plate of candles or accent wicker balls in a basket are a nice neutral touch.
Be sure the entry is not blocked or crowded but can easily hold your buyers as they enter with their agent.
Make sure your bedding is neutral and not too feminine or masculine and keep up on the bed making when your home is on the market. Lamps beside the bed add a nice touch and flowers and softness in a bathroom are a must. Crisp white towels are a good addition when your home is on the market and use them only when showing so they don't get dirty and fade.
Buyers don't want to be distracted by off odors so make sure any source of a bad odor is taken care of. For added effect get a furnace filter with a scented insert. A simple vanilla or cinnamon is enough. Don't over power them with floral or berry scents.
